Perlita Mews
Los Angeles, CA

Perlita Mews is a 23 unit residential project that takes the form of attached urban row houses, but if fact will be single family courtyard houses. This arrangement is made possible in the city of Los Angeles by a new small lot ordinance, which allows small parcels and zero lot line setbacks to encourage construction of denser and more affordable for-sale urban housing.

The design is inspired by the elegant carriage house residences arranged along alleyways, found in London and New York, and the traditional compact courtyard housing of urban settlements of the American southwest and Mexico. Great design care has been taken to provide private courtyards and gardens for each house and a rhythmic street façade with private gardens to enhance the pedestrian character of the neighborhood.

Construction start: Fall 2008
